TERMS AND CONDITIONS OF BOOKING WITH KNOCKATRIP, LDA

Here are the terms and conditions that apply to your booking. All customers should be aware that by making a booking with KnockATrip, Lda they are committing to everything contained in this Terms and Conditions document, so please read it carefully and check for updates to all bookings.

Booking conditions

Bookings made are subject to the availability of the accommodation and confirmation of payment.

To confirm the booking, the guest must make the corresponding payment, as specified for each accommodation.

The values of the booking rates, deposit, cleaning fees or others, are those announced on the page of each accommodation.

In all units, a security deposit is required to cover any damage caused to the property and/or condominium. The deposit amount will be held at the time of check-in, when in person, or 48 hours before the start of the reservation, when self-check-in in done online. Guests will not be charged but the deposit funds will not be free until the hold is lifted.

If there is no damage to the property during the stay, the security deposit will be waived and the funds returned using the same credit card. This will occur in the 7 days after check-out

If the property is not in the same condition, the security deposit will be withheld until payment of the damaged items is received.

The reservation will be subject to cancellation if holding the security deposit is not authorized. It is important for the customer to ensure that the credit card is valid and has sufficient funds. If it is not possible to allow the deposit amount to be withheld, the customer will be notified by email or SMS and will have 12 hours to try using another payment method.

All prices include VAT at the current legal rate.

Payment methods

Payment for bookings can be made via a Stripe account.

Guests are also subject to the special rules available in each accommodation.

Registration

Once the booking is complete, the booking holder will receive an email confirming the booking and containing important explanations about the accommodation and information about additional services (such as transfer service or extra cleaning service).

Guests will be asked to fill in an accommodation form of the utmost importance regarding mandatory information within the framework of immigration and border services, and without which, duly completed, guests will not have access to the keys to the apartment.

The response to our email is essential so that we can prepare the check-in correctly including the time of arrival (so that there is someone ready to provide the necessary support) the total number of people staying, (so that we can provide the right amount of bed linen and towels) and if applicable the additional services. Requested (so we can make the necessary preparation).

Guests must indicate the exact number of people in their reservation.

The number of people specified in the booking cannot be more than the number of people specified for  the accommodation. If the number of people exceeds the limit, KnockATrip, Lda reserves the right to require guests to leave the accommodation without any compensation or refund of the fees paid.

KnockATrip, Lda cannot assume any responsibility for any error or non-completion of the booking request.

All information provided to KnockATrip in the pre-registration form (e.g. arrival and departure date, transfer prices) is stored in our database.

Any attempt to alter and/or violate the original information will invalidate the booking and will be subject to cancellation of the booking.

Cancellation Policy

Once the booking is confirmed, the following fees will apply in case of cancellation:

a) The client will pay 50% of the total amount of the reservation, in case of cancellation up to 30 days before arrival.

b) The client will pay 100% of the total amount of the reservation, in case of cancellation less than 30 days before the date of arrival.

c) The booking may be cancelled without any refund or compensation to the client in the event of full non-compliance with the rules set out herein.

d) The refusal to provide the data necessary to send the forms to the responsible entity and/or the refusal to provide the data for invoicing and/or the refusal to provide proof of identity, all or only one of these refusals, are sufficient grounds for the cancellation of the booking without the Client, being entitled to any compensation from KnockATrip, Lda.

In the event of overbooking (i.e. simultaneous bookings for the same accommodation) the client that booked last expressly acknowledges and agrees to be relocated to an accommodation of the same category (ensuring that the quality of the accommodation provided is not inferior to that of the accommodation booked), at no additional cost to the client who thus is not entitled to any monetary compensation from KnockATrip, Lda.

Conditions of stay

The reservation holder must be at least 18 years old and must stay in the booked accommodation for the duration of the stay. Guests under the age of 18 can only be accommodated if accompanied by an adult who holds the reservation.

The booking holder must provide a valid address, telephone number and email address.

In accordance with Article 45(1)(a) of the Convention implementing the Schengen Agreement, the accommodation of foreign citizens, which includes all those who do not have Portuguese nationality, must be reported to the Portuguese authorities. Thus, all guests of foreign nationality must provide, in the accommodation form, all information related to their identification, before the arrival date.

The holder of the booking, if a Portuguese national, must provide, as proof of identity, the billing data (name, full address, taxpayer number which will be included on the invoice/receipt).

Smoking is not allowed inside the units.

Guests must notify KnockATrip, Lda  of any damage to accommodation, contents, equipment or fixtures that occurs during their stay, even if the guest considers the damage to be due to normal wear and tear and is not their fault. If the client does not notify KnockATrip, Lda  in a timely manner of such damages, the client may be held liable for them.

KnockATrip, Lda Pre-Approved Pet Stay Requirements:

KnockATrip, Lda apartments do not allow pets (of any breed, size or age) without prior approval. KnockATrip reserves the right to require guests to leave the apartment without any compensation or refund of fees paid if pets are found inside without the required approval in writing.

In the event that there has been a pre-approval, by KnockATrip, Lda, in writing, at the time of pre-booking, the rules that the customer must take into account are the following:

1./ Your pet is under your sole responsibility. Please keep it with you at all times and take care of it.

2./ It is strictly forbidden for pets to be left alone in the accommodation.

3./ All objects intended to be used by the animal must be brought with it. There are no pet-friendly items in the accommodation (towels, beds, bowls, toys, ...).

4./ It is strictly forbidden to use towels and bed linen in the accommodation for pets. The use of household clothing on pets will result in the corresponding amount of the deposit being withdrawn for the purchase of new items.

5./ The stay of each pet has a cost of 10€/night.

The stay of approved pets requires that the reservation holder expressly accepts the rules specific to the stay of pets. KnockATrip, Lda reserves the right to require customers to leave the accommodation without any compensation or refund of fees paid if a pet is found inside without the appropriate prior authorization.

Additional services

KnockATrip, Lda, at the request of its guests, can direct them to various complementary services during their stay such as private transfers, boat trips, tours, cleaning service and laundry.

All additional services have to be requested and are subject to availability.

KnockATrip, Lda is not responsible for services provided by external and independent providers.

Check-in e check-out

Upon check-in, the identity documents of the person responsible for the booking, as well as all foreign guests, will be requested in order to confirm the information provided.

Regular check-in and check-out times are posted inside each accommodation. All pre-approved check-ins and/or check-outs that take place outside of normal hours incur a fee of €30.

Departure rules are communicated to customers in a timely manner.

In case the client refuses to leave, KnockATrip, Lda reserves the right to enter the accommodation, remove their belongings, change the locks and take any other measures deemed necessary (The customer will be responsible for the costs of any action taken. ).

Any changes to departure and entry dates and times must be confirmed by KnockATrip, Lda. Failure to depart on time may interfere with the entry of subsequent guests, resulting in extraordinary expenses for KnockATrip staff and compensation or ultimately relocation fees for guests booked to enter next.  All these expenses will have to be borne by the guests who caused the situation.

In the event of loss of keys/access cards given to customers, additional fees will be charged for the loss of keys or access cards. Fees are charged as follows:

  • Lost keys (price per key) – €30
  • Lost or damaged condominium access card (price per card) – €50
  • Emergency visit (between 9:00 am and 6:00 pm) - €30
  • Emergency visit (between 18:00 and 9:00) – €50
  • If it is necessary to use a locksmith service, the customer will be responsible for the total amount charged by the service provider.

The service provider's fee is based on complexity, materials, time spent, and other variables.

KnockATrip, Lda is not responsible for any items left inside the apartment after the guest's departure. All personal belongings found in the apartment can be returned upon request. The customer is fully responsible for all expenses related to the process of returning their goods.

Cleaning, bed linen and towels

The accommodation will be cleaned before the arrival of guests. Our basic service includes a set of towels per person, bed linen and a few toiletries for each booking.

Additional cleaning services and products, including linen and towel change, are available at an extra cost.

Guests must keep the accommodation as organized and clean as possible, leaving it at the time of departure in the best conditions of cleanliness and order.

Guests are required not to leave garbage inside the accommodation. Garbage must be disposed of in the garbage cans as indicated in the instruction booklet of the respective accommodation.

Equipment, furniture and items in the accommodation

If a device is not working, or if guests are unsure how to use equipment in the accommodation, they should contact KnockATrip, Lda .

No changes to the housing or its contents are permitted.

All items found in the accommodation belong to the owner and must not be moved or removed from the property during the stay.

Maintenance and Special Requests

Any problems in the accommodation (e.g. electrical problems, equipment malfunctions, water leaks) must be reported to us immediately by e-mail or telephone.

Depending on the issue, it can take up to 72 hours to resolve, or even longer if third-party services are used.

While respecting the privacy of guests, KnockATrip, Lda, reserves the right to access the accommodation at any time, if necessary, for inspections, repairs and emergencies.

Extra beds and baby cots can be requested in advance, but are limited to availability at this time.

Noise, Illegal Activity, Safety

General Noise Regulation, approved by Decree-Law No. 9/2007, of 17 January, applicable to local accommodation establishments by virtue of the provisions of paragraph 10 of Article 9 of Decree-Law No. 128/2014, of 29 August, as amended by Law No. 56/2023, of 6 October:

It is forbidden to make noise inside the accommodation on weekdays between 8:00 p.m. and 8:00 a.m. on the next day and on public holidays and weekends throughout the day.

Customers must not disturb their neighbours, in particular by by making excessive noise when opening or closing the door of the unit or the door of the building where they are located.

Reservations for illegal or immoral activities are not accepted.

The customer whose name appears on the booking confirmation email will be responsible for the behaviour of the entire group and undertakes to refrain from any illegal activity.

Customers are not allowed to invade the owner's privacy or post anything that could allow third parties to identify the address of the property or the identity of the owner (even if this information is already in the public domain).

Guests are primarily responsible for their own safety during their stay at a KnockATrip, Lda accommodation.

If a guest becomes aware of anything during their stay that they believe is a risk to their health and safety, they must notify KnockATrip, Lda  immediately.

When leaving the accommodation, guests should ensure that they leave all equipment off, windows closed, and lights off.

Responsibility

KnockATrip, Lda's service is legally limited to its accommodations and the relationship with guests during their stay. KnockATrip will not be responsible for events outside the boundaries of the accommodation, such as cleaning and maintenance of the building, outside noise, construction, neighbours or any other matter not directly related to the accommodation itself.

The photos and descriptions of the accommodations are produced by KnockATrip, Lda . Minor changes may be made to the accommodation from the photos on the site, without compromising its overall condition or amenities.

KnockATrip, Lda will not compensate customers, refund fees, or transfer customers to other accommodations based on the appearance of the same accommodation or the environment. It is the sole responsibility of guests to ensure, before booking, that the locale or area in which they choose to stay is to their liking.

KnockATrip, Lda is not responsible for any damage caused, directly or indirectly, that may occur during the guests' stay in the accommodation, such as personal injury, theft, burglary or criminal behavior, losses due to fire or misconduct, etc. The same applies to possible deficiencies in the supply of gas, electricity, water, telephone or internet.

All thefts, burglaries or any criminal behaviour must be reported immediately by customers to the police or the relevant legal authorities as well as to KnockATrip, Lda.

KnockATrip, Lda is not responsible for any delays, accidents, losses or potential changes to schedules or rates related to external services. KnockATrip, Lda is not responsible for errors and/or omissions, misrepresentations by third parties, disputes between a customer and a third party, or the content of external links other than the one in which the booking was made.

In the event that customers fail to comply with these terms and conditions, or in the event of misconduct on the part of customers, KnockATrip, Lda reserves the right to require customers to leave the accommodation without any compensation or refund of the fees paid.

Legislation and fortuitous

This agreement is signed between the clients and the company KnockATrip, Lda which is duly authorized to arrange the rental of the accommodation. This agreement gives customers permission to occupy the accommodation for the period and under the agreed conditions.

Clients are not tenants of the unit and do not have exclusive possession of it. In the rare event that a booked accommodation becomes unavailable, due to damage caused by a circumstance not attributable to KnockATrip, Lda, namely water or gas leaks, problems in the structure of the condominium, KnockATrip, Lda, will not be responsible for the inconvenience caused, however, it will take all necessary measures to move the client to an accommodation with similar characteristics.

If the guests do not agree to the change, the full amount (excluding the fee related to the days the apartment is used by the guest, if any) will be refunded, but neither the owner nor KnockATrip, Lda will be liable to the guests for any additional amount in connection with the cancellation of the booking. KnockATrip, Lda is not responsible for the possible theft of items left in the accommodation.

Changes and Jurisdiction

KnockATrip reserves the right to update its terms and conditions at any time if necessary. It is the responsibility of the parties using the KnockATrip, Lda service to read these terms and conditions in the event of any changes before making a booking.

By agreeing to use the KnockATrip Service, Lda, it is understood that the customer accepts all changes and that all parties will comply with such changes.

These terms and conditions do not affect the rights of customers.

These terms and conditions are subject to Portuguese law. The Portuguese courts have exclusive jurisdiction in the event of legal action relating to any accommodation booking with KnockATrip, Lda.
